**********JOB DESCRIPTION************** (Work Environment/ Key Responsibilities)
Position Summary
We seek a project manager with 5+ years' experience managing high quality custom home projects in a rapid growth environment. You will have the opportunity to implement your experience and knowledge to empower our team and capture growth opportunities, while also learning from and improving our systems.

Responsibilities
" Work with custom home clients from initial sale to job completion.
" Develop home plans with architects from client input and concept to construction drawings, ensure plans are value engineered and meet clients budget.
" Manage TSH pre-construction process with clients and produce a highly detailed set of plans and specifications for each home.
" Work with purchasing department to bid all soft and hard costs of the project and be accountable for final budgets.
" Work with architects, interior designers, and design review committees for submittals and be the liaison for client interface throughout the life of each project.
" Work with field management to ensure homes being constructed meet the expectation of clients and TSH standards.
" Review and approve construction drawings and shop drawings for each project.
" Forecast subcontractor and vendor scheduling and resource conflicts and work with department manager to resolve.
" Understand purchasing systems and be able to effectively work with purchasing department to fully purchase home and request VPOs as necessary and revise scopes of work.
" Ensure all building codes and TSH standards of quality are met in the field during weekly site visits.
" Conduct walk-through inspections and other scheduled inspections with each homeowner.
" Interact daily with various departments of the company, subcontractors, customers, and city inspectors.
" Attend construction, monthly and quarterly meetings.

*************JOB REQUIREMENTS************* (Years/type exp, special skills, licenses, etc)

Skills/Experience/Qualifications
" High school diploma or equivalent required.
" 5+ years construction experience within the home building industry.
" Custom home construction experience required.
" Ability to travel to job site up to 1.5 hours away from office 2-3 times a week.
" Advanced training and hands on knowledge in one or more trades within the residential building industry strongly preferred.
" Knowledge of homebuilding and construction systems, processes and building codes.
" Must be able to read blueprints to maintain quality control and inspect all aspects of construction including framing, building envelope, electrical and plumbing.
" Excellent customer service skills.
" Working knowledge of Microsoft Word and Excel.
" Familiarity with construction management software needed.
" Ability to explain complex issues to others in a manner easily understood by both associates in the industry and customers with limited knowledge of construction processes or terminology.
" Excellent problem and conflict resolution skills and ability to handle and diffuse difficult situations and customer concerns in a positive manner.

Compensattion:
90-120K
" $40/month cellphone allowance
" Reimbursement for mileage to and from job sites
" Bonuses on a "by closing basis" based on performance
" Profit sharing to be introduced in 2018.
" Fully covered medical coverage for employee. Dependents can be added at employee's expense.
" Holidays, PTO and sick leave
